Minutes – Kevin Boetcher
Emily Van Arnsdale made motion to accept the minutes of the 04-19-13 HOA Board Meeting as corrected. Craig Borgman seconded the motion. The minutes were approved as corrected.
Architectural – Ron Durling
Ron reported that the issues regarding code violations have been corrected.
We had a realtor call to say their buyer would like to purchase a home in Oak Hill, but wanted to know if there were any restrictions to putting in an in ground pool. The HOA board did research and came to the conclusion there are no restrictions, but they would have to adhere to the City of Lenexa’s codes.
Beautification – Clare Cook
The island in the 81st Pl. cul-de-sac has been updated with new plantings and mulch. Resident, Carla Allenstein oversaw the project and along with surrounding neighbors will ensure the plantings are watered going forward.
The island in the Rhodes Circle cul-de-sac will be overhauled in June. Dead/dying grass and weeds will be removed and replaced with mulch and rock. Surrounding residents don’t want to commit to watering new grass and/or plantings opting instead for maintenance free updates.
Clare will work with Tom Fulton, our sprinkler maintenance contractor, on relocating sprinkler lines choked by tree roots in the common area.
Clare reported she attended the May 17th project meeting at the Lenexa Municipal Services Center about the work scheduled for this summer along 79th St. from Lackman to Pflumm. The city is replacing blacktop with cement along this strip due to the heavy truck traffic. They will also replace curbing and install ADA sidewalk improvements. Our sprinkler system along Lackman may be damaged during the work; Clare gave the project manager a copy of our sprinkler schematic to aid in repair work. She will keep in touch with him as the work progresses.
Pool Committee – Clare Cook
Clare reported the pool band distribution process was less than successful. She tried to extend the days the bands were distributed but due to cold and rain most of the week, staff often wasn’t on site as advertised. Next year she will stick to a shorter time frame.
Clare contacted Lora, our pool manager, to ask about the price of painting the baby pool. Lora said it would be a couple thousand dollars and recommended we wait until the large pool needed to be repainted. One factor in the baby pool discoloration is that we don’t have a winter pool cover as it was inadvertently thrown away a few years ago.
Clare reported that Lora had Tom Fulton turn on water at the water meter so he could start up the sprinkler system and she could begin filling the pool. Tom warned Lora that she should probably be at the pool to turn off open water spigots. Lora told him not to worry that she would be there the next morning. The result was flooding of the pool pump room and bathrooms. It took Clare over two hours to locate the keys to these rooms to shut off the water.
Two pumps had to be replaced at a cost of $780 per pump plus labor when the pool was being opened. Not sure if the replacements were due to flooding of pump room or not.
Clare requested Lora forward pool bills as they occur and not wait until the end of the summer as she has done in the past. We have no record of what work was done when and for what reason when it is all combined in one large bill. Kevin will call Lora to follow up on the issue.
The water fountain purchased last fall on Craig’s List doesn’t work. We will have to buy a new one.
